At FCS Financial, part of the nationwide Farm Credit System, we are looking for an Collateral Evaluator to join our Team!  FCS Financial is a member of the largest agriculture lending cooperative in the United States today. The Collateral Evaluator will perform chattel and real estate valuations and also assist in sales research by collecting, analyzing, and writing sales.  If you are friendly, detail-oriented, pro-active, outgoing, and confident, this opportunity is for you!

The starting salary for this position is $50,000, however salary may be commensurate with experience.

The Market Territory for this position is in the southern half of Missouri. Preferred office locations in Missouri include Springfield or Lebanon, however, other FCS Branch locations in Southern Missouri will be considered based on the candidates’ qualifications and needs.

This position is open until filled.

This position is classified as Non-Exempt under the Fair Labor Standards Act.

Chattel Valuations

  • Tracks commodity, livestock and equipment prices
  • Performs proper scope of inspection consistent with association procedures and commodity risk guidelines
  • Inspects livestock, crops, equipment, feed inventories and other commodities and gathers account receivables and payables
  • Determines type, age, quality, quantity, condition and utility of chattels
  • Performs necessary auditing techniques if applicable
  • Provides a summary of the valuation process and conclusions in a written valuation report according to association guidelines
  • Attends meetings to stay informed of trends influencing various commodities, farming practices, and other pertinent topics
  • Communicates findings to internal appraisal and credit staff as well as other stakeholders
  • Attends livestock and equipment auctions to stay informed and aware of the market conditions, as applicable

Real Estate Valuations

  • Completes valuations independently and without bias while avoiding “conflicts of interest”
  • Ensures transactions meet qualifying criteria, requirements and guidelines of the association and FCA
  • Identifies real estate location, type and inclusion or exclusion of improvements
  • Performs proper scope for real estate inspections consistent with association procedures
  • Reads and understands legal descriptions and units of land measurement to accurately identify the sale or subject property under consideration
  • Plats legal descriptions
  • Reads plat books and uses aerial photographs to locate each sale or subject in the correct township and section
  • Identifies and classifies land area by soil type and land class for sales and subject property; consistent with sales manual guidance
  • Analyzes subject property, market area and factors affecting market value
  • Determines if assignment requires an appraiser to produce credible results
  • Completes real estate valuations using “range of values” or association “automated system”
  • Carefully completes valuations in compliance with association policy and procedures
  • Concludes an opinion of value using acceptable methods
  • Reports assignment results via a written valuation report

Sales Research

  • Assists in the collection, analysis and writing of sales by:
  • Searching courthouse records, MLS or other sources for farm and rural improved sales
  • Compiling sales data into the appraisal Enterprise sales database
  • Under guidance from appraisers, determines adequacy of existing information and the additional data sources needed by referencing sales manual
  • Researching market and neighborhood data, cost information and specialized information for sales
  • Compiling sales data from defined zones and presents data to appraisers for Range of Value for Collateral Evaluations
  • Completing physical inspection of sales, if applicable
  • Interviewing property owners and/or tenants and determining what to photograph and what content should be included in sales write up

Required Experience

Minimum Qualifications
  • Bachelor’s degree in Agriculture Management, Agriculture Business, Business Administration, Real Estate, Economics or a related field
  • 1 year of related experience
  • Or an equivalent combination of education and experience sufficient to perform the essential functions of the job
 
Required Knowledge and Skills
  • Skill in using Microsoft technologies including e-mail, word and spreadsheet processing
  • Oral and written communication skills, sufficient to exchange information effectively with customers, peers and supervisor
  • Knowledge of customer service principles and practices
  • Skill in establishing and maintaining cooperative working relationships with co-workers
  • Skill in understanding and applying evaluation concepts and standards
  • Skill in reading and plotting property boundaries based on legal descriptions
  • General knowledge of building and construction techniques and materials
  • Skill in maintaining confidential information
  • Skill in prioritizing assignments to complete work in a timely manner
  • Responsible to appropriately protect the confidentiality, security, and integrity of the Association’s systems and data and clients’ data
